Overview of Project and Specification

This development is for 310 zero carbon (regulated energy) homes which will be built to

support Warwick District Council’s commitment to be a zero-carbon local authority.


The key features are a mix of timber frame and masonry construction with bespoke thermal building calculations, air source heat pumps, solar PV panels and decentralised mechanical extract ventilation. Some properties will have smart hot water cylinders.

Key learnings


  • This is building upon the early lessons learnt by Vistry at Europa Way in Leamington Spa. The project is in the early stages with first handovers due Q3 2023.
  • Challenges exist around getting the required amount of PV onto rooves of room-in-roof house types.

Performance evaluation


Post-occupancy evaluation will be done 9-12 months after tenants have moved in.
